EB5 Sugarbush Fund is currently accepting applications from qualified foreign national investors who seek to purchase for $500,000 a Partnership Unit, and who are otherwise accepted by the Fund.
We intend to invest the full amount of raised capital into a single, real estate-based investment opportunity – the Phase II expansion of the Sugarbush Resort. Our Fund will finance construction and take a majority interest in the real estate developed in the expansion.
The details and scope of the Fund’s investment are available in the Confidential Offering Memorandum and related documents released only to interested and qualified investors.
In general, however, Phase II plans call for the development and ownership of several new buildings, including:
Guest Services Lodge
Three Retail/Hotel-Condo Residence Buildings (I, II, III)
Guest Services Lodge (Phase II Project – Construction estimated to start March 2008)
As part of the renaissance of Sugarbush, the Lincoln Peak Village area will include a new Guest Service Center. This new Center will live up to its name and billing by bringing everything a family would want together under one roof. It will provide a new home for the Resort’s celebrated Adventure Leaning Center ( Ski/Ride School), day care center, children's programs, equipment rental and retail area, guest lockers, ticket windows, resort services desk and retail stores. Just outside two new magic carpet lifts will service the Resort’s new learn-to-ski/ride area for children, and separate learn-to-ski/ride area for adults. Ground breaking construction for the Center is projected for 2008 after the winter snows melt.

THREE Retail/Hotel-Condo Residence Buildings (Phase II Project – Construction estimated to start March 2009)
Complementing the 61 slope-side residences of Clay Brook Lodge, the new Lincoln Peak Village plans to build THREE (03) additional Hotel-Condo Residence Buildings located next to the new Guest Services Center. While construction of these buildings is expected to start in 2009, the Company plans to stagger construction over a period of stages allowing for market absorption. The Company plans to begin next stage after each building reaches a substantial level of pre-construction sales. The final layout, style and format of each of the buildings may deviate from the initial drawings. In original concept, these three new buildings are shown on the right side of the artists drawing.
